Go Vertical

Approach

From raw opportunity to completed asset.

Five stages, the same on every project. It's how we plan, how we report, and how every project page on this site is organized.

  1. 01

    Site

The deal is made when we buy the land.

We acquire in Upstate South Carolina: infill lots, small subdivisions, and small multifamily sites, entitled or entitle-able. We underwrite quickly, and sellers who are open to terms move to the front of the line. On a hillside or a tight infill lot, access and setbacks are the deal, so we walk the dirt before we draw anything.

  2. 02

    Entitlement

Plans drawn to fit the dirt.

Floodplain lines, setbacks, and slope decide the building envelope before an architect draws a line. When stock plans don't fit the lot, the plans change, not the lot. Then we take the project through zoning, subdivision, and permitting.

  3. 03

    Capital

One project, one entity, one clear capital stack.

Every Go Vertical project sits in its own single-purpose entity: land, senior construction financing, and equity partners at the project level. That structure lets landowners, lenders, equity partners, and builders each join a specific deal at a specific level, and it keeps everyone's position legible from day one.

  4. 04

    Construction

Build cost is knowable. Time is the real risk.

We run the schedule hard and document the job from cleared lot to closing: foundation, framing, dry-in, finishes. Most sponsors go dark between the raise and the exit. We show the job site.

  5. 05

    Complete

    Deliver the finished asset.

For-sale homes are built to list and sell; larger projects are delivered as durable communities. Then the next site starts at stage one.
